    What is co-hosting, and how is it different from property management?

    Under a co-hosting agreement you remain the landlord. You hold the tenancy agreement, the rent is paid to you, and you keep decision rights over pricing and tenant selection. We are contracted for operational services — listings, pricing strategy, guest and tenant communication, turnovers and vendor coordination. Oregon treats managing rental real estate for another for compensation as licensed activity under ORS 696.022, so this distinction is substantive rather than cosmetic, and we keep to it.

    Why mid-term rather than short-term in Umatilla and Hermiston?

    Because of who is actually coming. Data center construction and operations, food processing at Lamb Weston and the Port of Morrow, and Good Shepherd — Umatilla County's largest healthcare employer — generate stays measured in months, not weekends.
